PROFILE
The former Evans Surveys became fully independent and moved to its present premises under the name of Braine’s Surveys on 1st October 1992. For virtually all of its existence Braine’s Surveys has concentrated almost exclusively on surveys of buildings and valuations of residential property. It is under the sole proprietorship of N. D. Braine, a Chartered Building Surveyor since 1973.
Over the years a very full range of property surveys has been built up, designed to take care of the range of needs of residential purchasers. The firm does not do surveys for home inspection packs.
Braine’s Surveys operates over a large area, largely due to the history of the way it has built up. Initially much of the work was for Housing Associations in connection with `Right to Buy’ surveys and valuations and purchase of houses in the open market for inclusion in housing stock. As the former recession disappeared and different Housing Association procedures emerged this work disappeared. The practice now carries out substantial numbers of valuations and some surveys for Abbey (Abbey National plc). These are done in Weston super Mare up to the Bristol border, Somerset, principally in the Taunton area with some work in Chew valley, Bath Wells and Glastonbury etc.
In terms of surveys and valuations for private individuals the work has tended to move up market over the years and significant numbers of country houses are now surveyed. In accordance with the requirements of the purchasers of such houses a flexible approach has been arrived at within the survey systems built up by the practice and it has been found that the requirements of clients can be matched very closely. This is assisted by library material built up over the years before and during the life of the practice and a system of complete editing of reports to achieve the requirements of clients as individuals.
Instructions are all taken from clients individually so as to arrive at a correct understanding of their briefs. In the higher price ranges this entails individual assessment of prices for the jobs, but this certainly does not mean that the prices will be excessive. In fact they have turned out to be very competitive.

PRELIMINARY INSPECTION

Not actually a survey, there is no written report; you simply get a phone call giving you the main points and telling you whether or not it is worth your proceeding with a survey. Initial cost is discounted from that of any following survey
RICS HOME BUYER SURVEYS
Prices from £300
The standard survey for modern houses which are not too large or complicated. A good all round survey which will tell you what you need to know about such a house
MAJOR DEFECTS SURVEYS
Prices from £350
Concise traditional form of survey for all building types. Advises on defects causing bad damage, danger,
risk to health or serious devaluation. Lacks the detail of a Building Survey. Can have added valuations.
BUILDING SURVEYS
Prices from £500
Most complete report without dismantling the structure. Deals with condition design performance and quality. Essential for very old and complex structures, suitable for all building types. Can have valuations. |
